98 % of Auctions fail - Why would you sell by this method?

I have just been contacted by a seller who had a failed auction 4 weeks ago and doesn't know what to do?.  It was all good when she listed "let's go and see what the market says".  8 weeks down the track they are trying to convince her to take offers much less than what they originally mentioned.  What is the real cost - the property has developed a "lemon tag" and the owner owes at least $2,500 and the property has not sold?

When you only deal with preapproved buyers, it is very interesting the level of "real estate intel" they provide.  These are the people who spend 7 days a week searching for a home. Going in and out of properties, seeing which have sold and which are still on the market.  These are the people that usually will never give their highest offer 1st.  How do you get more from them?  1.9% of any agents commission should be their level of negotiation - Are agents worth it?

Should an owner pay for advertising if the property doesn't sell

The seller invites agents into their home to present a proposal on how best to sell their property.  The agents believe that putting an ad in the paper every week sells the property - the question is then, why don't properties sell and who should pay the bill if they don't?
